Neighborhood Development »Unter den Linden« in Reutlingen

The »Unter den Linden« neighborhood, located in the immediate vicinity of Reutlingen’s Old Town, is to be developed as a mixed-use area combining residential and commercial functions. We propose an open, permeable layout consisting of various building structures on two rectangular building lots that delineate the two construction phases.

Each building has its own distinct character and a clearly defined address. The neighborhood’s internal structure is based on a sequence of varied open spaces that offer a high quality of life, creating a balanced relationship between openness, communal use, and private retreat. The topography is strategically utilized to efficiently integrate functions such as local retail. Thanks to the modular construction method and flexible floor plans, uses can be adapted over the long term and resources conserved, resulting in a sustainable neighborhood. On the top floors, the principle of diversity is carried forward: instead of a traditional penthouse floor, “townhouses” are created, designed as independent units above the rooftops.
